AMC's, Please reduce my fees further

what we need is more educated crooks in the business......MAI, graduate of Hravard business school, able to leap tall buildings, press 500 lbs., and etc, etc, etc. education will never change anything, those that control the money control the game....appraisers's are just little pawns in the game, and lenders will always find ways to manipulate and control the system.

Lenders want low fees, one-stop shopping, and 24 hour turn-around-times. You go with what the customers want and where the customers are or you don't stay in business long.

If you think that the AMCs charge the lenders less than most appraisers do, think again. Most AMC's charge the client top dollar and pay the appraiser bottom dollar. There are many occasions when I get to see the actual price that an AMC charges and there are few instances that the client actually pays less than $450. The turn times are strictly for the AMCs because the clients will only let them have a certain amount of appraisals in process before they start using other AMCs. Faster turn times mean more business for the AMC.
 
Don't forget who owns the big AMCs - they profit from both ends.
 
I have a way to end the imbalance and restore order to fees. Lets just have every appraiser that got their license in the past five years be suspended form doing business. That will ease the supply and demand problem causing fees to rise.

I was in the 2nd group that tested in PA in 1991, how about kicking out all those Licensed or Certified after 1991?​

:shrug:Anyone remember when there WAS a shortage?
I remember having a pile of maybe 20 or 25 on my desk.
I'd inspected them, but with 5 sometimes 6 inspections a day, no time to write them all up, paste the photos, and make the sketch & map.
Fee split was around $150-$160 to me.
Now, add about 20 years, and the AMCs would like me to take $175
