Another frustrating day.

The second one, if a case number was assigned for the first, really could not have gone FHA, like Mike said. They have to wait 6 months I think before a new number will be assigned. I would guess it has gone conventional.
 
I did a FHA assignment "subject to" installation of an AC compressor that had been stolen.

Wells Fargo e-mailed me two weeks later wanting the intended user changed to their name and I refused to do so.

The borrower just called me alleging that WF is trying to charge them $500 for a new FHA appraisal because I won't put its name on the report.

Is somebody/everybody lying to me? It really doesn't matter of course but I like to understand the world around me?????

That is correct only in theory, but in the real world that is incorrect....in the real world the broker simply does not log the first appraisal into the FHA system and then switches the assigned appraiser, which he is able to do just by putting into the FHA computer assignment system that first appraiser declined the assignement or was on vacation and then has the FHA appraiser assignment switch over to skippy. The case number will remain the same, so there will not be 2 cases numbers issued. The first appraisal simply goes into the trash, and, unless someone informs the FHA that 2 appraisals were done, they will never even know about the first appraisal. I would suggest that the first appraiser call the appropriate HOC for his area and send them a written statement explaining exactly what occcurred along with a copy of both appraisal reports.

I don't think that is correct....at least as far as SAHOC is concerned. The case number AND the name of the appraiser is on the same sheet. If they plug in a different appraiser without getting a new assignment sheet, the loan will never get insured by FHA.

But, I agree. Notify your local HOC and send them copies of both reports.

Nonsense. Their homeowner's insurance would cover the stolen A/C unit if it was really stolen.

Report it to your appropriate HOC. That is fraud.

The are able to print the sheet out with the name of the new appraiser on it after they switch it in the system.....they can switch appraisers in the system as long the first appraisal has not been logged into the system and they put a reason into the system as I described before......I know firsthand a fact this works at least in areas covered by the Philadelphia HOC....I can't imagine that it does not work everywhere since there has to be a way for a lender to switch the assigned appraiser in the system.....sometimes an appraiser is legitimately on vacation or declines an assignment for a legitimate reason, just a few motnhs ago I was assigned a FHA appraisal (and was sent the case number assignment printout) for a property in an area that happened to be further away from me than I am willing to go.....I declined the assignment and I know the lender was able to reassign the appraisal to another appraisal.
