"Utopian thinkers" believe voters are free to vote their own mental capacity and pocketbook.

Utopia is a perfect political and social system, wherein everyone is responsibile for his and his brother's actions.

"Brunhilda" Clinton, as you refer to Sen. Hillary Clinton (D-NY), was raised to the pinnacle of respect by the voters of the state of New York the old-fashioned way, 'She earned it.' [Afect Mike Ditka]

Here's my interpretation of your thesis: 'Dat's wha ya git for a edjakatin women!'

Pulleeeeze!

Just as you indicate that the Inspectors who don't prepare the type of Reports that meets the requirements of the Insurance Companies, the same thing has always happened with the Appraisers, and the Insurance Companies will do just as the Lenders always do, and that is, get another Inspector/Appraiser. It happens all the time, when the Appraiser don't "Hit the Number", they don't receive as many assignments, or none at all.

No matter what the Profession or Industry, you can't allow the Fox to guard the Hen House. If that's the case, you know you have a problem.

Just re-read "Atlas Shrugged" by Ayn Rand. Amazing how much of it really applies to todays world.

Terrel --

Don't be so smug.

About 7 years ago I got a check for $.31 on a class action settlement of some sort against Bank of America.

I'm not sure, but I think they bought the home improvement loan on one of my properties and the rate was padded by the producer -- something like that. The final holder was responsibile, thus B of A.

Well, figuring that the attorneys and process took 45% of the settlment, I figure my share totalled 1 postage stamp, 1 candy bar and a stick of gum.

The postage stamp was used to mail me the check and the attorneys got the candy bar. GUESS WHAT I GOT!
