ANSI® Z765-2021 Addendum Content

The measurements and sketch contained herein are for the purposes of this appraisal when comparing the subject to the comparable sales in the Sales Comparison Analysis. The sketch herein is not an architectural rendering of the subject improvements and is not to be considered as such. I am not a licensed architect. The gross living area addressed herein is based on physical measurements taken by me utilizing the American National Standards Institute (ANSI) protocoladopted by the National Homebuilder's Association (NHA) for measuring square footage. The Gross Living Area stated in this report may or may not agree with Gross Living Area published by the tax assessor, the MLS, or the builder for the subject or for the comparable sales. The square footage estimate noted herein for the subject was calculated from physical measurements taken by me for the purposes of this assignment only. I do not guarantee the accuracy of this square footage ESTIMATE and it should not be relied upon by anyone for any other use.

Today I measure the exterior of a house using my tape measure which I normally use as is best to the tenth of a foot accuracy.
In comparison I also used laser. Laser was accurate sometimes but sometimes off couple inches depending on where I set the device.
Before rounding off to closest half foot didn't matter which device I used.
Maybe appraisers should go back using tape measure to 1/10th of accuracy to follow ANSI by the book.
And if one uses laser, specifically indicate it in the report knowing laser increases possibility of error.

If one reads the required disclosure statements in the Z765-2021, it would seem impossible to craft a generic statement that would apply in all cases. Was it possible to get all exterior dimensions via direct measurement, or did the design of the home, or the terrain, mean that some measurements had to be estimated? Was it a new build where you used plans/specs? Those things all affect the required disclosure.

Some of the required disclosures (e.g. breakdown of above grade and below grade areas) are covered by the basic form content.
Correct, but that said, the standard does provide 3 declarations, one or more of which (the standard also says) must be included, or any claim of adherence to the standard is voided.

Thats odd because 1 declaration is when the interior was not inspected. declaration 2 is when it is based on plan dimensions, and the declaration 3 is when direct measurements are not possible.

Hmmm...seems another possible gray area. Hopefully without violating copyright things, here is what it says, verbatim:

"Failure to provide the declarations listed below--where applicable--voids any claim of adherence to this standard."

It goes on to list the 3 declarations, which I will not repeat here. I assumed #1 would be the default that would go into most reports where WE actually do the measuring, but it does mention some stuff about unfinished areas and stairwells which on second read are quite confusing.

Danny--any insight on this? Does ONE of the 3 declarations have to be included verbatim?
 
Been using this for years to ward off stips about public records.
