Fannie wants us to use ANSI for our comps.
That means we have to keep subscribing to the services that provide appraisers' records to the appraisers.
Unless they are "massaging" their sketches to match the assessor's records…

At least the assessors records for tract homes will be more consistent than the ever changing appraiser measurements.

We know you're accurate. Most not that accurate.
No excuse not to be. Aim your laser or stretch your tape and write down the measurement. Repeat until you're done. Pretend that a jury is following you around and taking notes during the process. Sleep well at night.

Fannie should have done a survey to see how many appraisers differ in the measurements when using ANSI.
Fannie would have concluded rounding off to half foot was better common agreement among appraisers.

Fannie doesn't care what you or any other appraiser thinks, they want what they want. And you shall comply.
 
ANSI actually inflates the GLA of most homes :)
