Anyone complete a UAD 3.6 report ..... yet

There is a place on the mobile app to upload the appropriate photos as you take them, like with the camera on your device. That is the only thing that might save time. I printed out a check list to take with me in the field. Yes its a waste of paper, but until I have all the useless BS memorized, it will save me that dreaded trip back out. Or eyestrain from trying to figure it out from the photos I took.
I might install it as a mobile app for this purpose on my iphone since I take the photos on my iphone.

I have talked too much and had to go back because of missing something. They don't care. It was my fault for talking to them.

I bleed people for motivations all I can. It is inherent in Market Value definition.

I like to separate conversation between pre inspection, and post inspection. I don't like to talk much during inspection although I do often.

I'll give you example pre inspection. I always ask borrower on refinance what they would ask for their property if they were going to put it on the market?

I will follow like I know you are not planning on selling it or you would not be refinancing.

Some appraisers would never do that.

I read motivations of market participants. A person refinancing is a market participant.

Trust me I come in way over and way under and right on target with property owner refinancing and their opinion of what they would ask if they were selling their property?
 
I say give me a wide range on what you would ask for your property. I say something like I won't hold you to that, but I need what your think as property owner.

In other words they are a market participant. Rhymes with market value definition.

It is open end question and you would be surprised how much info you get on an open end question.

Open end question.

Motivations are at heart in Market value definition.

If you see trouble on front end, it is major.

Yeah. Used it once or twice. White out was your best friend.

Looking back, what about those credit card swipers that used carbon copies? Insane.
 
I began replying to the incessant AMC surveys that usually have “Response Required” in the subject line by simply asking them how many complete and successful uploads have there been of the 3.6 UAD? They don’t know, so I inform them “Two!” I don’t complete the survey, but I do initiate a spirited debate. :cool:
