Anyone complete a UAD 3.6 report ..... yet

Watch FNMA eventually say they want a lidar drawing, because appraiser are not being accurate enough. Regular measuring was good for 75 Years, but oh no more. God bless ansi, the tape measure's savior. Lidar, the newest measure accuracy savior, and faster to. Hhahahahaha.

We now only just have to remember all the new little home inspection, oh i mean observations, now being noted in the new checkbox novel, if you want to checkbox it at home and not while walking hours thru the house. Ms homeowner, when is lunch being served.

If and when they require a Lidar measure/floor plan I will do it ( or not).First, I need to do a few UAD 3.6 and see If I want to continue in the business when it becomes the norm.

Staying too long in a home becomes really awkward, or even unsafe in some cases. Owners might become hostile, suspicious or overly friendly - which can lead to a complaint or misunderstanding. Vacant houses are not safe, imo, to remain in longer than necessary. A RE agent letting one in would become impatient or nosy and try to "help". The people who imagine using an app and spending the time onsite are not the ones doing appraisals. They are either managers or software folks pushing a product.

Of course, if someone prefers using an app/mobile device and it works for them, go for it - however, nobody has done it with a UAD 3.6 yet- just saying.

I still use tape on outside and laser inside when needed. It would shock you how far off a previous appraisal and tax records are off sometimes. Our MLS gives a discount for appraiser to submit appraisal data on GLA and other items like front page of 1004 that are not confidential.

Fannie and Freddie ain't stupid. They have possible legal repercussions as well.

I am surprised in some ways that guy filing a lawsuit on AMCs didn't include fannie and freddie. He or she is in your State of Florida.

Whether one checks all the boxes in the field or at home, it takes the same time. The main time is not only checking the boxes, but hunting down the info to check the boxes. And we still have to do additional measuring, whether with a tape, lidar, an app, or other means.
There is a place on the mobile app to upload the appropriate photos as you take them, like with the camera on your device. That is the only thing that might save time. I printed out a check list to take with me in the field. Yes its a waste of paper, but until I have all the useless BS memorized, it will save me that dreaded trip back out. Or eyestrain from trying to figure it out from the photos I took.

Do they think we don't go inside? We just measure and walk away? What a bunch of maroons.
