Appeal adjustment

I’m making across the board “appeal” adjustments and was wondering where to adjust in the grid. I haven’t made an appeal adjustment since they retired the old 1004 6-93 form. Somehow I think it may be misleading to make the adjustment on the Design(Style) line of the March 2005 version. While it may be considered subjective, I feel the adjustment is warranted. Maybe I can create a template and insert “Appeal” in a line below Porch/Patio/Deck.

If you think it may be considered subjective, maybe it is. Is the subect design different from the comps, the latter of which reflect a distinct neighborhood standard? Maybe being different makes the subject "superior" rather than "inferior." Is market exposure more or less than the standard? What do local realtors say including the selling agent if it's a purchase?
 
wow what is so amazing about the subject 's appeal it deserves an adjustment from the comps and why can't you find a comp with equivalent appeal? I usually include extra appeal into the upgrades and reconciling to teh high end of value.

as far as adjusting for it as a line item, You can enter its own line item or make appeal adjustment on the design/style line and explain it represents the premium for appeal of X...what is X in this case?
 
I guess it's splitting hairs, but is it really appeal or more like "marketability"? In the past I have sometimes been able to support such an adjustment based on DOM in a fast rising market.

These are hard. Your hideous could be some one else fabulous and vise verse. Maybe use the functional utility line or some other existing line. If it is something super obvious like an odd color or maybe busses planted in the front yard, make the appeal adjustment. But call it what it is, color, odd landscaping etc. If it is housing style, like andrew81's MCM, make the adjustment in housing style. Be specific as to what warrants the adjustment, not just an general appeal adjustment. It is also easier to explain the adjustment and why the adjustments are across the board and not bracketed.

Possibly because bunches of mid-century design homes haven't been updated since the mid-century!!!!!

Here they went through a big upswing in popularity. Original was good, no bad remodeling to undo! New homes were being built in their style. I don't see this as lasting. Except for Rummers, People like Rummers so much that you need other Rummers as comparables.
