Appeal adjustment

Here they went through a big upswing in popularity. Original was good, no bad remodeling to undo! New homes were being built in their style. I don't see this as lasting. Except for Rummers, People like Rummers so much that you need other Rummers as comparables.
Where I live in the Inland Empire region of Southern California, like 95% of all SFR's built during the past 25 years are basic, ugly, stucco. Because we can't use various terms like "conventional" or "traditional" I started using "CA Non-descript," just to see what kind of reaction I'd get from clients!!!

Do you think they even read it? Or that maybe you know of some new and cool type of house?
 
Possibly because bunches of mid-century design homes haven't been updated since the mid-century!!!!!

however i meant; in my market remodeled MCM homes sell lower than similar age, size, bedrooms, site size, and other amenity, remodeled basic rectangular ranch homes. with the only difference being the structural design.

I am waiting for the 1970's to come back in fashion, burnt orange, avocado green, yellow, brown, popcorn ceilings. I can see the MLS listings now. It hasn't been touched, waiting for restoration to its original glamor.

Here it's called "Uber Chic." Always a Red Flag!
 
I guess it's splitting hairs, but is it really appeal or more like "marketability"? In the past I have sometimes been able to support such an adjustment based on DOM in a fast rising market.
Which line item used to adjust for marketability?
 
Hard to defend a subjective adjustment that is across the board, no? No chance of including a comparable from three years back or anything which has a similar "appeal"?
