You are mixing apple and orange. Education and designation are two different things. You can be non-designated appraiser and have more or the same education that the designated appraiser has. I know some non-designated appraisers who are more qualified, more educated and more ethical than some designated appraisers. You cannot generalize and say that all designated appraisers are superior to all non-designated appraisers in qualification, education, skills or ethical standards or most non-designated appraisers are against education because they are not designated. Please don’t put education and designation next to each other and make a broad conclusion.
Let me clarify. I would the education standards raised to get into this biz, no more lousy 75 or whatever hours to get in. And a little bit more than a GED.

I'm on a golfing vacation and have been spending my
days with rich, retired golfers. After the second drink
at the 19th hole here's what I've learned....business changes, fast,
really fast. The exception are the doctor, dentist
types, and even they have their issues.

It seems to me the only value to a real estate appraisal
is the competency and ethics of the appraiser. Licensing
took a rational, structure system of ordering appraisals
and stood it on its head. When Bucks introduced "Skip"
he really hit a nerve.

AI wants to make it better, while you don't know what
the Appraisal Foundation really wants (they do have
bankers on the board).

Our ethics and image problems are not going to get
better quickly and we will all suffer, some will suffer fatally.

Hey, this is depressing me, I've got a 10 o'clock tee time,
so I have to get out of here.
