I just got a complaint notice this morning.

I opened the email, and found the complaint form. The entire form was blank except for one line. On this line was scribbled "Value too low"

Maybe my response should be "No it wasn't"
 
That's typically not how most State Boards send complaints, and most require the complainant to have at least some detail of why it's too low or too high, and many send a letter by certified mail . Anyway are you sure you were not being set up in a phishing scheme link , someone gets your E-mail places a header like " Appraisal Complaint" , please open the PDF or link to read complaint , you get curious click or open the link and then your computer is infected ??
 
Stay away from the mini-bar.

"No it wasn't" is an appraisal.

It is serious. I researched the law, and this complaint is not compliant with our state laws. I found this in the statues on appraisal complaints

"Minimum criteria for a complaint include but are not limited to:

a.The name of the respondent against whom allegations are being made;
b.The action that is the basis of the complaint;
c.The time-frame in which the action occurred;
d.Each violation alleged to have been committed by the respondent; and
e.A copy of the report, if the complaint includes allegations concerning an appraisal, consulting assignment, or property tax appeal"

I think that "B", "C" and "D" are minimal criteria that was ignored in my complaint
 
I doubt it. The state agency probably has a policy of sending the complain form just as it was received. What they do, or don't do, with it comes later.

If the complaint is genuine and the notice sent to you from the state board, then it is genuine and even if not "compliant" the board I assume is looking into it...the complaint is so inane the board will likely dismiss it but if per their statutes they have to respond to/investigate each complaint they receive then they will go through the motions ( my guestimate I cant; claim to know your state board regs)

I believe you are still in AZ. You used to be able to file anonymous complaints though I don't know if that changed. Im sure the real complaint is probably because "value was low" like nearly all of them but they are supposed to just throw those out. There has to be an actual USPAP violation for them to file about. Of course most homeowners/lenders don't know what USPAP is so they just say value too low or whatever has upset them at that second.

I don't know how DFI is handling things now days but I got one years ago because I "wouldn't return a mortgage brokers phone calls"...That was true, he was an arse and wanted to fight/argue. The "complaint" still got through to me and I still had to write a letter. Let me know how it works out.
