appraisal copy - who is entitled and why

George, since it is an appraiser's forum, expect appraiser-centric replies. Posters might have been more sympathetic and perhaps, more creative, if you were a member of the general public and not an appraiser.

You may have a legal argument to pursue under common law. An attorney that knows all about appraisal and banking legislation might figure out a clever argument to weave you into the driver's seat, between the existing regulatory structure. The effort would be disproportionate to the potential reward of doing a free review of some banged out assignment.

Besides, the borrower would probably let you read his copy, if asked. Heck, give him $50. if you have to.

It has been suggested that you could have contractually insulated yourself from payment of this appraisal. But, I suspect, you voluntarily forked over the funds to keep the transaction alive.

I liked it better before 1996, when the borrower did not get a copy of the report....Way better. Far less problems. No ads in the paper, "...For Sale-$ 30,000 below appraisal".

Shoot him and put him out of his misery.
