Appraisal of Detached Townhouse

There are plenty of townhome developments (in my area) that have no common property, no HOA and no HOA dues (yes there are party walls but they are not common to all homeowners).
So “Townhomes are PUDs” as a general statement is incorrect.


Really. So one can paint their side hunter's orange and do what they want to the exterior???

That sounds more like a Twin Home

But as a general rule, townhomes are PUDs. You may have some exceptions.

Need I say more. Stay out of urgent help because you are not a helper. How many Townhoses have you done lately in your neck of the woods?

The townhome developments (my post #28) are primarily located in the City of Chicago and are typically masonry (face brick facades are common) so there is no need for any paint.

So your general rule “townhomes are PUDs” is utterly incorrect in the above market

The suburban townhome developments (in my area) are typically PUDs (with some exceptions) or condos
 
Townhome is an architectural style, not a form of ownership. The architectural style is usually considered to be attached housing. Local zoning means bubkas.

Agreed, a plague on local zoning, it should grow like a turnip with its head in the ground. :Eyecrazy: :rof:
