I agree. I use the alamode general purpsoe form, and it's just as easy after you get used to it. However, the 1004 is the industry standard, and with enough explanation, I think it could be used without misleading the intended user. You could use the FNMA 1004 and explain, explain, explain...but it's like running across a busy road verses using the overpass walkway. It's a lot less risky on the overpass
... spend 10 minutes removing the UAD crap ..
Why the H*!! would you want to use C* and Q* for a private client? What if someone wants to use Quality Ratings (Q1, Q2 ...Q6) and Condition Ratings (C1, C2 ...C6) in GP Form. Are these 'Alphanumeric Quality and Condition Ratings' also proprietary
Of Course I am not using any UAD stuff but since the this subject is under discussion, so I am using this opportunity to educate myself, just the way, students ask questions in the classroom. I really appreciate your feedback and guidance. Why the H*!! would you want to use C* and Q* for a private client
Also add, 'Disclaimers and Certification" to itthey will not be judged by the color of the form or its copyright
Problem is this nice little form mandate: "Modifications, additions, or deletions to the intended use, intended user, definition of market value, or assumptions and limiting conditions are not permitted. Modifications or deletions to the certifications are also not permitted."I agree. I use the alamode general purpsoe form, and it's just as easy after you get used to it. However, the 1004 is the industry standard, and with enough explanation, I think it could be used without misleading the intended user.
