Appraisal On Form 1004 For 'individual Client'

I have always been under the impression that the 1004 URAR and other forms were not copyrighted. Anyone have a source that says the forms are copyrighted?
 
Or better yet where FNMA has sought relief from copyright infringement related to the forms?
 
You could use the FNMA 1004 and explain, explain, explain...but it's like running across a busy road verses using the overpass walkway. It's a lot less risky on the overpass
I agree. I use the alamode general purpsoe form, and it's just as easy after you get used to it. However, the 1004 is the industry standard, and with enough explanation, I think it could be used without misleading the intended user.
 
The GP forms are easier to use than the 1004 and similar enough to use that you can import comp data and spend 10 minutes removing the UAD crap and go back to easy to understand language etc.

I sometimes wonder why appraisers want to fight the uphill battle all the time. I can only imagine that the guys on Hamburger Hill must have been made up with a large contingent of appraisers drafted or given the fighting spirit of appraisers, volunteers.

What if someone wants to use Quality Ratings (Q1, Q2 ...Q6) and Condition Ratings (C1, C2 ...C6) in GP Form. Are these 'Alphanumeric Quality and Condition Ratings' also proprietary

Why the H*!! would you want to use C* and Q* for a private client?

The cash buyer, or even estate, or just the avg homeowner "wanting to know what their home is worth" doesn't care about said "ratings"

That's where, IMO, your SOW for the assignment and Intended User comes into play. I guess it's possible an Intended User "could" want the "C/Q" ratings, but ...generally speaking it's not reality.

In my honest opinion, if someone/entity asked me to utilize UAD type ratings for a private/non lending appraisal, I'd decline the assignment and advise them to find another appraiser and/or go through a lending institution that utilizes the UAD format

Of Course I am not using any UAD stuff but since the this subject is under discussion, so I am using this opportunity to educate myself, just the way, students ask questions in the classroom. I really appreciate your feedback and guidance.

Problem is this nice little form mandate: "Modifications, additions, or deletions to the intended use, intended user, definition of market value, or assumptions and limiting conditions are not permitted. Modifications or deletions to the certifications are also not permitted."
Of course let's not forget that pesky little Cert 23, while you're at it.
