Participating will within a short time frame serve to strip monetization away from the supervisor as the AMC replaces supervisor with the cheaper newbie soon as they can, or uses the lower fee they can pay a newly minted trainee with min supervisor hours , making the supervisor compete on an even lower profit margin to get orders.

This is very different from an individual appraiser deciding personally to train someone for a better set of clients future in the business esp if it includes gong on for CG license.

Persuading lenders to accept appraisals where the supervisor checks "did not inspect" will ensure an unending supply of new appraisers in perpetuity.

I see many commercial reports where the trainee inspected the interior/exterior of improvements and walked the site, and the supervisor did a drive-by observation. What I don't see that often is where the property had complexities and the trainee was the only one who inspected the property.


But, I couldn't care any less if a lender allows a "did not inspect" or not (even though I don't see a problem with it; but I assume responsible training and supervision).
The training model has to be financially viable on its own for both the supervisor and the trainee. And, the program has to be sufficiently adequate such that the trainee is actually getting "trained" in the appraisal process rather than trained to check-a-box.
 
Here is why this is a joke and will fail:

1. Whether or not Joan Trice realizes it or not, appraisers do not respect her and do not trust her. She partnered up with a lot of AMCs that are not considered reputable and pushed their agenda for YEARS. She tried to push her background check business model for YEARS and it has been an abysmal disaster. In all of the years on this forum I have not seen one appraiser post that they got ANY work by paying for Joan's background check, not ONE. She cannot decide which side of the fence she is on. Is she pro-appraiser or is she pro AMC?

2. The sponsors. The first one is of course Joan Trice's organization. The CRN has been a laughing point for appraisers for years. The only reason some of those companies have any appraisers working for them is out of desperation. One is not going to entice appraisers to join this effort to train the future generation when the first sponsor is the CRN, it has a bad name in the appraiser community whether Joan Trice wants to admit it or not.

The second sponsor is Axis Appraisal Management. Any appraiser who is associated with them knows that they are a blast e-mail company looking for fee and turn time from multiple appraisers. This company has no respect for appraisers and to be one of the lead developers of this program is not something that will encourage appraisers to join the quest for more trainees. When a blast e-mail company is the sole AMC supporting this it is most likely a failed effort from the beginning.

3. The AMC model is ignoring basic supply and demand principals. People are not training more appraisers because they don't like the clients they have to work with. People are not training more appraisers because they are not being compensated enough. People are not training more appraisers because they don't want to submit someone to the behaviors of many of the AMCs, most of which are members of Joan's CRN network.

Many appraisers have their current job because they were trained by a relative. One could find hundreds of posts on this forum where appraisers now say they would not train their kids to be appraisers for multiple reasons, number one by far being AMCs. The AMCs are creating this shortage of appraisers because they simply will not adapt to supply and demand issues that are perpetrated by their own actions and behaviors.

4. Appraisers see no benefit to hiring trainees and this START program doesn't even address the benefit to the appraiser in the field. People work for compensation. This is not specific to any profession or trade, it is universal. It is not my job to train any new appraiser if it will not benefit me in some way. I don't owe it to the profession to be fruitful and multiply. What benefit do I get for training someone? The website does absolutely nothing to encourage any person with an appraisal license to take on a trainee. People do not work for free.

5. The program is an attempt for the AMC model to remain the same as it is now and appraisers are rejecting the current AMC model. Appraisers are rejecting the AMC model by NOT training new people to enter the field and it seems that Joan Trice and anyone else involved in this program are ignoring the elephant in the room.

This whole initiative is dead on arrival as it does not have any incentive for the appraiser in the field and without the support of appraisers it cannot work.

The reception here is not good, where will the unending supply of certified idiots come from to keep training?
And even if enough are found, will the newbies stick around long enough to last?
Easy come easy go. One of the reasons many certs stuck with it is they spent 2-4 or more years as trainees/being supervised, they had time and effort invested. A newbie with a few months training sent on their own and making crap money and under time pressure seeing how tough it is...why wouldn't' they just walk out? They don't have much time or effort invested. Some will stay, but I would anticipate high turnover. The better /responsible clients would still use experienced cert appraisers with no trainee or who did inspect if they use a trainee.
This will increase to some degree newbies entering " trained " by appraisal mills or craven supervisors looking for a fast buck; I feel sorry for them. An innocent mistake by a barely trained/inspecting on their own person...a board complaint by upset borrower or lender and their career is over before it has begun. A few will stick it out or make it...they will deserve a place at the table same like anyone else but they have a tough road ahead.

Well said. Regarding sponsors - it should not be lost on anyone that the 3rd dominant sponsor of this re-branded push for new trainees is Mercury Network, who is being purchased by Corelogic.

I am amazed at how many courses there are for the; right adjustment and now the proper format for a Trainee. Truly interesting
