Appraisalport poll on national appraiser's union

You think a appraisal union will have influence in Washington arguing against banks and Realtors? You are dreaming.

The only thing a union might do for us is possibly organize a boycott against AMCs that treat appraisers poorly.

We don't have a voice backed up by any money working for us(not a self serving voice). We need to at least get a seat at the table. The Union will do it. Dues of $4 every two weeks is chump change.

70,000 appraisers have made the choice not to pony up $300 to join a professional organization where the benefits of membership pay for themselves yet every few months we have this urge for a union.

And that has been the problem over the prior few years - no seat at the very table that is deciding our future. We sit around and moan about it, argue amongst ourselves but do nothing to improve the situation. We have some very legitimate concerns. I for one feel as if I do not have a voice and that few people even understand what it is we do. So much talk about "hitting the number" - come on now it seems to me that there has got to be very few that try that angle anymore. Home owners totally not understanding that the field work is only a very small part of the time we put into an appraisal. Loan officers, real estate agents and builders insinuating that appraisers are just something that needs to be done, but that we are not professionals. It is IMHO that after the "bust" which was caused by maybe 5% of people involved in fraud - those people have gone onto other scams making money. They didn't continue in the same business. No they have moved on and left the rest of us to hold the bag and defend ourselves from everyone. Back ground checks, paying to receive an order, taking lower fees, absorbing the cost of doing business, held back from "talking" to anyone involved in a transaction. All that on top of carrying a ladder around to peep into a scuttle attic. I mean really!

What pray tell is the organization that you speak of?

Pick one, there are choices. You folks wine and cry about what happened to the profession after the "good years" and did nothing to prepare for what would inevitably return to normal.

Appraisers had enough money for new SUVs every year "back in the day" and didn't "need" a professional organization. Now that things aren't so bright all of a sudden something needs to be done, aka we need a union.

Hindsight is 20/20 and shortsightedness is a ***** sometimes.

Most of what appraisers are complaining about are the result of the imbalance between supply and demand. Your clients demand more because appraisers are competing with each other to get more of a fixed pie. Most of this scope creep is driven by the appraisers.

Do you know of any appraisal organization whose executive officers are independent fee appraisers? It would be a great time for them to advertise that to independent appraisers. There is an impression that the principals of most AMC's are distinquished members of appraisal organizations. And most independents see that an AMC wants all appraisers to be Phi Beta Kappa in appraising and do twice as much work for less money. After all, that makes the AMC more money, credibility, and their work much easier. Independents are paying the AMC even though the appraiser can't send them a w-2 or 1099. AMC's get more than an appraisal organization's annual fees in one appraisal from independents. Think about it, Michigan GC. If the best members of an organization run AMC's, how can it lobby for something for independents if it is going to hurt AMC's. If a house is divided against itself...

Another thread about organizing a union?
Crap! You can't even get a consensus regarding the correct way to measure a garage. You think this group can agree on a union organization?

Oh! Just a few threads below about unions that I found without even looking hard.
