Appraiser Checklist- I often forget. Blah Blah Blah

Have you ever forget to look for something while on an inspection?

We all should get together and put together a general checklist for 1004's

Have u ever been to a house and forgot if it was a slab or crawl because u forgot to write it down? Well..... Me either. But I am sure some one on this site has. LOL!

If you already have a checklist email it to me so I can make a copy.

If you already do not have a checklist send me your email and I will sell you a copy.:new_all_coholic: Just Kidding. Ill give it to you.

I just take the first page of the old 1004 and draw the sketch on the back. Usually don't forget anything unless I get to yakking. :laugh:
 
I created my checklist in about 15 minutes in Word and have been using it for 6 years now, I make the sketch on the back. I've updated it a few times to include extra details and I have one for 1004, 1025, and condos. I would gladly send you what I use, but I wouldn't want to steal the opportunity to feel satisfaction in creating your own check list from you.
 
I used to use 2, which 1 have been meaning to start using again. The main one I need to use again is the one I give to home owner with a pen or access person to feel out, date and sign.. It had bunch of general questions about improvements, and upgrades, and when long life Items have been replaced. But also I have them answer question like one " Have any improvements and or renovation been preformed on home without the required permits? Yes ____ No____ Intials______. if so please comment. Do you know if property has ever had Fire or Termite damge? I usedto call this my CMA Form for Cover My ---
I also asked them my normal question which many are on the form just in case they did not feel it out all the way.

I do this as well. It not only helps, but it keeps them out of you hair during the inspection.
 
Not sure how you feel out a form Dan....explain?
