Appraiser Independence Violation?

You did not state agent making a board complaint is justified but your post content supports that view.
Absurd. There is no chance that a rational and reasonable reading of my post supports that view.

Please cite the specific language from my post that reasonably and rationally can be interpreted as justifying the agent (or anyone else for that matter) filing a complaint with the state board because the appraisal came in lower than the contract price.
 
In my opinion, sending an "introductory" email to the agent that includes a notice asking agents not to attempt to participate in the appraisal will be interpreted by many agents to be insulting and hostile and will immediately cause friction between the appraiser and the agent.

I don't know why some appraisers insist on unnecessarily causing friction with other parties involved in this business. It is unprofessional, unproductive and just plain stupid. In this case, it accomplished nothing other than peeving off the agent who is now going to trash this appraiser's reputation to everyone she knows and who is also probably more likely to file a complaint with a state board if the appraised value comes in below the contract price as she already is peeved off and rightly or wrongly thinks that the appraiser is unprofessional.


The above, especially in context with your other posts, implies that just because an appraiser "peeves " an agent (by a simple email sentence), an agent is justified for trashing an appraiser's reputation, filing board complaints as well as blocking access to properties.

A rational person would understand that my posts imply nothing of the sort. I simply made an observation that it is stupid in this business to create friction and peeve people off no good reason as there is a very good chance that if you do that, some of these people are going to be more inclined to file a complaint with the state board if your appraisal comes in lower than the contract price. Nothing in any my posts justifies that behavior or at all implies that such behavior is justified.

I would say that it is unbelievable that you don't seem to understand that, but based on past history it is all too believable.

The above blames the appraiser for creating this issue. The appraiser did not create the issue, agent created the issue by blocking access. The appraiser wrote a sentence in an email that most agents would find at most find irritating ( has the OP written it before with no issues/?) this one agent took offense and decided to block access. Even getting offended in an email by a neutral statement is no excuse for violating AIR.

I know plenty of agents that would shrug it off or ignore it, the OP was unlucky she got a prickly agent, and lucky she had a solid lender and a person who viewed the situation with common sense.

I am not turning anything around. I think that the appraiser in this case screwed up and have no problem stating that or defending my position on the matter....Yes, I was hard on the appraiser as it was the appraiser's unnecessary, unprofessional and insulting email that was the root cause of the problem in the first place. I did not state that the real estate agent should deny entry or that she should trash the appraiser's reputation or that she should file an unfounded complaint if the appraisal comes in lower than contract price. What I did say is that the probability of all of things rose sharply and the denial of entry was likely a direct result of the stupid and unprofessional email that was sent by the appraiser.

What I stated is not a very difficult concept to grasp with the application of basic logical reasoning skills.
 
Stop back tracking from what you wrote. You were 100% hard on the appraiser and came down zero on the agent.

Rational...the appraiser wrote a neutral statement in an email that offended this agent. The agent then violated AIR. All your outrage is directed at the appraiser and none at the agent.
 
In my opinion you started out with a bad presentation , why so afraid of meeting an agent , I am also a broker and I would do the same as the agent , ask for another appraiser. There are good agents and bad agents but they do represent their client and many homeowners want their agent to meet the appraiser. I also ask the agents to bring any comparable sales they have that may help me. You probably were trained by a mentor that hated agents and like so many appraisers they really believe agents are all bad people. YOU CANNOT be influenced if you are a professional BUT some agents have provided me with a comparable I did not find and may are very helpful . Sorry I agree with the agent I would not let you in eiither : ) LOL
 
Let me scrounge though the pile on my desk......oh there they are. $1,700 in appraisal assignments for April that are Realtor referrals.

I am simply amazed at how some appraisers view Realtors. Are there idiot Realtors? Yup. How about idiot appraisers? Yup, got them too.

Imagine being a Realtor where you have appraisers coming from out of town, who don't know what school district they are in, who don't have any idea that the local company just announced the addition of 500 jobs.

The listing agent has every right to be at the home at the time of inspection; the Realtor has a vested interest as they are there to look out for the best interest of their client, the seller.

If I were a Realtor I would be at every appraisal inspection and would provide the appraiser with an appraisal package. The appraiser doesn't have to use it, but I would provide it.

It is amazing that people have such disdain for Realtors.

An agent is not allowed to exclude appraisers of lenders choice or get to "ask for another appraiser" . Interfering with a lenders' right to choose appraiser and AIR regulations. You deserve to reported for not letting an appraiser in if you have been getting away with it, the lenders who go along with this nonsense are not in compliance with regulations.
