I was required to take a Missouri state test. Luckily I passed it on the first try. After you pass the test you are required to send in a log of all appraisal work. From that the commision picks 2 reports to be reviewed. After review they will determine weather or not to issue a certification. In my case they had me come in person to review my work.

It really is a slow process here in Missouri and seems like something could be done to improve turnaround time. Even though I have been approved, I am still waiting for them to process my payment and send me a cert. number.
 
Seems logical to take your test after your classes and then start your log. Pennsylvania is the opposite. You take classes, do your log, send it in, they pick 8-10 reports and once reviewed you are then allowed to take the test. Backwards.

Easier to take a test after your classes rather than wait years until your log is submitted and approved. See my rant "USPAP question from the CR exam" thread to feel my pain.

They have you practice saying..."Would you like to super size your order sir?"
 
They asked a few questions about my work enviroment, supervisor, and my typical day.
How I recieve orders and payment, ethics. Then they asked some questions about my hours of experience and my participation in the reports.

We went over in detail the two reports they selected. Usually they ask you not to send them multi family reports for review and even says on the request letter to call if the reports are not 1004. In my case one of the reports was a multi family, so I called and notified them. They told me that they actually wanted a multi family to review now and to make sure the cost approach was filled out.

They asked alot of questions about the multi family. Questions about the physical inspection. Questions about the opinion of market rent, GRM, etc. They emphasized documenting all sources. Alot of stuff about the cost approach and how I came up with the figures. How I determined value for adjustments. Why I chose the comps.

I think they are cracking down a little more nowadays, especially with the new requirements as of 2008 in Missouri.

The commision only meets once a quarter, so for every step they have to review, it takes 3 months.

I am happy to report that I finally was issued my certification and I have completed a few assignments under my own company.

Now I am waiting for them to report me to the national registry. They only report at the beginning of each month so i have to wait two weeks still for that.
 
Tennesse requires a personal meeting. After you submit your log, they randomly select three reports that you send in, then "grill" you on them when you get there. Supposedly, if you dont do well at the iinterview, they will deny you.
However in reality, when you get there, they are so far behind and have so much to cover that (the meetings i have been to) spend less than 5 mintes with you.
The girl in front of me was asked to explain her depreciation numbers and technique used in the cost approach.
She had no clue, no idea, so the commisioner showed her, told her she needed to brush up on this area, then recommended her for approval.....
 
I had this same thing happen in 2002 for the state of Kansas. They brought a court reporter in and sat them next to me....then asked if I had a lawyer...serious.

I was shocked at the the way the "meeting" went down. My work was solid. They had a question about something in one of my cost approaches...and I realized that I had clearly made an error wich I admitted to. After a lot of worry and question answering they gave me my license.

I have never heard of anyone else going through this brow beating....until now.
