Appraiser Marked Private Septic And Well As Public

So in your opinion an appraiser marking private water well and sewer as public is fine because the AMC didn't require them to verify?
It appears to have been an unfortunate oversight. Since the appraiser apparently provided pictures of the well in the report and nobody decided to order a well test that appears to have been another unfortunate oversight. Since you closed on the property without seeing a well test letting you know that your family was drinking safe water that appears to have been an oversight on your part as well.

There are no well and septic statements because the appraiser marked both as public.
OK the Lets say he screwed up and checked the wrong box. If it would have closed escrow and later on you discovered it was not on a public sewer or public water then you were holding he Appraisers -Sellers-Realtors B***ls in your hands and you would have a case against all three . But you and your team of Dumb and Dumber with you as the buyer all ignored basic rules of get Inspections before you close escrow. You have guilty knowledge and now are playing the Victim Card which may work in Cosme Woke Hole State like where I live because we have millions of victims. But in Texas A Judge may quickly make you and your retarded attorney look like fools and most likely the Judge will make a Summary Dismissal of the case for lack of evidence. Your damages are all "hypothetical " at this juncture and my guess is that $60,000 is BS as I have installed enough septic systems in my lifetime to know its BS--You real problem is you probably have a water well that is sucking sand -going dry and needs moved and that can get expensive . Also since you irritate people he may even award the defense the ability to cross sue you for causing the defense to spend thousands of dollars on a frivolous case.

From what I hear Texas Judges are not Leftist -Liberal Woke Holes like our Emasculated Judges we have out herein Los Angeles CA. If I was the Judge I would throw you-and your attorney out of my court room Texas style-just because I could.

OK If I was the appraiser If I did not see any evidence that well and septic were non-operational I would then comment on if there was a nearby public water and sewer to hook into. ( Yes or No )
or this,
the appraiser is only required to call out well or septic certifications if he can visibly see or is told the systems are not operational.

Thank you for proving my point that be it not for the appraisers "screw up" I would've had everyone's balls in my hands therefore preventing a 60k bill. I think you're harboring some serious resentment that your leader lost and are taking it out on me.

Like I said I am late to this thread so if you have answered this question before please accept my apologies. The fact that your property was platted before the 1986 water laws went into effect gives you extra latitude on where to place your new well. Has anybody ever mentioned that to you while you were sourcing bids?

Yes that is part of the reason why it is 60k. The well HAS to be moved, and to be honest the sanitarian engineer has not confirmed a replacement is even possible on this property meeting all code.
 
How much has the value of your property gone up since you purchased it? Depending on what you bought it might well have appreciated that amount so investing another 60 grand would not be just a total loss.
