It is not an out. It is privity of contract which is recognized in most states.I’ve heard appraisers use that as an out.
Yep. One of the worst things that was ever done to appraisers was to require Lenders to give a copy of the appraisal report to Borrowers.Wow, this thread is still going on? I think I've determined the cause of the "appraiser shortage"...

You should of had the home inspector come back out once the septic was located. If someone told you to rely on the appraisal for that, then you were mislead. Otherwise I would say this is on you.Again that is something I recently learned was REQUIRED to be tested had the appraiser notified it was on septic and well. However they did include a picture of the well and neither the lender or appraiser requested it.
