Do you take any responsibility because you purchased a questionable property without a home inspection? This is why I refuse to take any FHA work anymore. The liability of having to turn on every appliance, and if you don't catch something, that in many cases people hide it's your fault.
 
The irony is that Home inspectors have very tight engagement agreements where the client cannot Sue the inspector for anything more than the amount paid for the inspection. Appraisers on the other hand are are a target for people who don't like something in the report.

But home inspectors are hired by the buyer, and the appraisal is for the lender, not the borrower.
 
I fully understand where OP is coming from. They just keep harping on an avenue that I believe will not cure the problem. I have mentioned what I think will, the seller has obligations and is often brought back in the rectify issues after the sell. Realtors as well.

Did they have a buyer realtor that can assist? Thinking that HUD is going to save the day is a waste of energy

As stated multiple times I did get an inspection as well. I am not required to know FHA minimum requirements. Lenders and appraisers are.

I recently did a manufactured home that had many issues, decks attached, attached addition, roof issues, electrical issues, flood zone X in part etc. I knew there was a home inspection, and I requested it, at first. I only got 2 pages of a 30 page report. The inspector requested a bunch of inspections from L&I (they oversee Manufactured homes in our state). Long story short I got the full report and called everything.

Long story short sometimes people just want the loan and don't care about the process or the future. I want to be here tomorrow, so I'll ask for things most people wont.

You should be blaming the inspector for not catching that as well. If he would have caught it you could have alerted the bank and thus the appraiser.
