Appraiser says he used "Atmostpheric" Adjustments"

The longer I do this, the fewer adjustments are needed, but expected. If you do the cursed "Bracketing" with reasonable comps, the center of the axis of the values of the values does not change. Adjustments just tweak it until the range is as tight as it can be.

Agree I think that's called Sensitivity Adjustments BUT since I tend to be Insensitive, I will not openly admit I employ the method. : )

Some adjustments are like being a voter for Academy Awards. So explain why you selected that movie for Best Picture of the Year and not another one. Its based on your experience, dealing with the data day after day, year after year. It works and yes it is subjective and no it can't be proved mathematically.

It is proved mathematically when you do the sensitivity analysis...:rof:
 
Of course it's possible that he had support in his work file however, USPAP requires that comments summarizing support and rationale be included in the report. 'Atmostpheric adjustments' is not acceptable support. A big part of the reason that USPAP is the standard is so appraisers can't just claim to somehow know. Adjustments, conclusions, and opinions have to be supported.. that is, based on something objective. USPAP doesn't require that the conclusions be right... just that they be supported. Subjectivity... appraiser experience... is allowed during reconciliations. Not when you are describing the support that your conclusions rests on.

If an adjustment isn't made because no evidence can be found to support it, does it make a sound, or does it violate USPAP?

Me: please provide support for X adjustment. Appraiser: adjustment is based on my experience in the market.

Me: please explain why no adjustment was made for X. Appraiser: no data was found to support an adjustment.
