Appraisers Leaving en Mass ?

If there were some jobs out there, younger and new appraisers with less than 7 years in this business would be out in a second. This profession never was a fast money making and get rich business for appraisers who wanted to do honest jobs. Last few years, some appraisers took advantage of the market demand for appraisers and with the help of some willing and hopefull trainees, they made very good money. That kind of easy money making is not there anymone and there is no hope that it is going to come back. Some older and experienced appraisers were happy with the freedom and hour flexibility that the appraisal job was offering them. For most of them appraisasl was fun, enjoyable, unpredictable and sometimes challeging. They loved it because they could make their own options and schedules in how to work, when to work and how much to charge. That kind of flexibility and option is not out there anymore. They got to deal with AMCs fees and turn time now and they feel that they have to either get used to that kind of fast working for low fees or get out of business. It is like being an employee without getting the advantage of an employee. I guess the quality of appraisal industry is going to dwindle within few years with less and less appraisers joining appraisal organizations or improving their education and skills. It is scary and sad situation.

Capitulation

For the most part I felt that appraiser counts in most states would fall off as they have done here in California. Picking up speed as the recession continued, unemployment increased and problems with housing kept showing up.

The number of appraisers in Colorado has also taken a nose dive. I don't have the exact numbers but I will go back and find them unless of course Joe in Colorado sees this and posts them! I started this thread with the numbers for Illinois. Big drops like that feel like capitulation, where people just say enough is enough and move on. I myself intend to hang on. I can't imagine doing that if I was in my twenties or early thirties even. I'd SO be out of this mess! AMF (adios my friends).

Moh: I agree 100% with everything you said.

This used to be such a wonderful profession to be in but over the last few years that as all changed big time.

We all must decide which is the best way to spend our time and efforts each day and for me there is just more money and freedom doing other things right now.

I fall into the class of appraisers who will keep their license up for now.

I really have not done much appraisal work in the past year because my other business simply is doing much better then the appraisal business so that is where I spend the bulk of my time these days.

I never got into this business in the first place to have someone call me on the phone and tell me that for $125.00 dollars I could get my name on their approved list and then tell me they will pay me $175.00 dollars and that they must have the report back in the morning or else!!!!!!!!!!!!!!

That's just not me.

I predict there will be a shortage of appraisers in the next few years. Not next year, maybe not the year after, but it will happen.

At that point the appraisers can command higher fees, and decide which assignments they will accept and which ones they will decline.

Meanwhile, diversify your client base, expand the types of services you offer, and upgrade your skills and license levels!

I chose to get in this profession not for the quick money but for the FUTURE opportunity of good paying work.

I knew getting into appraising that it would not be a full time opportunity for me. Too many appraisers, not enough work. Now that the rules have changed for the better and others will be retiring, things will look good in a couple of years.

Here's part of an email I received on this subject just a few days ago.




I just did a database search at OREA to get an idea of current attrition rates within our ranks. What I found does not really support the idea that appraisers are jumping out of the industry.

The first search I did covered the entire state of California. The purpose of my search was to determine how many appraisers are currently licensed within the state of California. The results were as follows:

State of California:

AG’s 3,549
AR’s 6,468
AL’s 3,839
AT’s 2,392
Total: 16,248
Total Certified: 10,017

Then I did a localized search for Ventura County, Los Angeles County and Santa Barbara County. This time I also searched how many of the licensee’s are currently ‘Active’. The results were as follows:

Ventura County:
ACTIVE Licenses
AG’s 94 94
AR’s 211 205
AL’s 92 92
AT’s 71 69
Total: 468 460
Total Certified: 305 / 299 (2% difference)

What is surprising is that it seems to the certified appraisers in Ventura County who are “very, very, slowly dropping out”. Not the lower level appraisers. I would have thought it would be the other way around.

Los Angeles County:
ACTIVE Licenses
AG’s 737 718
AR’s 1,221 1,199
AL’s 631 619
AT’s 587 576
Total: 3,176 3,112
Total Certified: 1,958 / 1,917 (2% difference)

Same with LA County. Attrition seems to be greatest (such as it is) in the higher level licensee’s.


Santa Barbara County:

Total Certified: 96 / 95 (1% difference)

I don’t know what you guys make of this, but to me it seems that if we are waiting for attrition to thin the ranks so we can get a bigger piece of the pie…we will all be waiting a very long time.

Other factors to consider:


We will never have the amount of REFI work that we experienced in the past. Most have rates between 4.5-6%. Rates will increase.
= less work

We will never have the same amount of new home purchase that we experienced in 2004-2007. Sub-prime, investors, speculator's, loose money, fog a mirror can get approved. Things have changed.
= less work

AVM's/technology will increase, get better, and will be used more like it or not.
= less work

REO work. There are a lot of appraisers that only do REO. This will eventually dry up.
= less work


AMC's have made it very hard for the experienced appraisers to make a living due to most of the newbies working for them for the low fee.

Extremely oversupply of appraisers from the boom time.

So overall, I do not see a problem with an under supply of appraisers now or in the future.

Renewals are one thing, not actively appraising is another.

Appraisers are dropping like flies.

In California they are. You can get an e-mailo almost daily from www.ASC.gov

They have been showing about 100+ a month not renewing in California. The ASC can likely tell you what the stats are state by state.

This is a good thread. I am moving to Colorado and I am wondering if I should continue appraising? At the same time, now that so many are leaving, I wonder if this is the right time for a good appraiser try to re-market?

Other factors to consider:


We will never have the amount of REFI work that we experienced in the past. Most have rates between 4.5-6%. Rates will increase.
= less work

We will never have the same amount of new home purchase that we experienced in 2004-2007. Sub-prime, investors, speculator's, loose money, fog a mirror can get approved. Things have changed.
= less work

AVM's/technology will increase, get better, and will be used more like it or not.
= less work

REO work. There are a lot of appraisers that only do REO. This will eventually dry up.
= less work


AMC's have made it very hard for the experienced appraisers to make a living due to most of the newbies working for them for the low fee.

Extremely oversupply of appraisers from the boom time.

So overall, I do not see a problem with an under supply of appraisers now or in the future.

Consider how little work (probably) that those not renewing were actually completing and it looks even bleaker from here.
