Appraising for banks

Courthouse?

Walk in their door and ask for it. That's the first thing you need to do. They ought to at least know who you are when you do. After all, I don't do business by proxy, nor expect my clients to.

I continue to be amazed at the number of appraisers who have never sit foot in a bank nor a courthouse.

Now EVERYBODY is going to be going after Bail Bond Appraisals.

I suspect over the course of the next couple of years many appraisers will be stepping into a courthouse....

as defendants.

Any tips on how to get business from credit unions?

I contacted just about every Credit Union in the Phoenix area. Most would not even accept my application. One told me that they had used the same appraiser for 6 years, but wanted to know what I would charge them? As I know Credit Unions like to "save their members money", I went down a bit from my regular fee of $350. She told me that her regular appraiser only charges $175 and if I wanted work from them, I would have to discount THAT fee by 50%!!! Wow a whopping $87 or LESS per appraisal. I told her no thanks.

Unbelievably horrible! I just can't imagine doing a 1004 for $175 let alone $87. I can't understand how they expect a good work product for that
fee.

My mother used to say, "You get what you pay for."

marketing...

get out there... do a QUALITY job...

Man, you guys are SHARP.

I listed to do BPOs because CGs, RAA, SRAs shut the door on me. Since you experienced Pros are not helping on the mentoring side, I have to understand and do BPOs to survive. Of course, I maintain my USPAP and integrity as I perform them, but the aloof, holier than thou perspective of established appraisers is not helping trainees.

CUs are the same in Atlanta. I have to muscle my way in for AMCs to give me an order. Its tough, but real. I "negotiate" with inspection clients to order the appraisal through me so I can have a bargaining chip with supervising appraisers.

You old schoolers have to change your mental perspective...QUICKLY
