Appraising is like a minimum wage job.

Often designated people get the head appraiser job then assign outside work to designated appraisers . Like a fraternity

Why would you put off typing? You don't type on weekends?
Agree. Back when I needed the income and had work in process, there was no such thing as 'weekends' or holidays.
 
Today I woke up at 7 am in order to take some comp photos for a rural FHA order from earlier this week. I left my house at 8 am. This assignment was rural and 35 miles away from my house. The comps were directly 3-4 miles away in each direction, north, south, east and west. After stumbling around dirt roads for 2 hours, I finally got the comp photos that I needed. It took me another hour to get back to my office. At this point it was already 11:30. I went to lunch and had another inspection at 2pm. The owner showed up 15 minutes late and this was a complex assignment on a lake. It took me about an hour at the property to get all the info I needed including measuring the property. By the time I got back to the office it was already 4 pm and I pulled comps. After getting stuck in the weeds and looking around the MLS for something similar it was already 5:30 pm. Since its Friday before memorial day I said screw it, ill finish this on Tuesday. I spent all day today working without being able to bill anything new. Appraising is a minimum wage job.
You probably had some missed voicemails and e-mails from the AMC asking if you could possible get this assignment done ASAP please super rush.
 
It’s a really tough business – my volume diminished so much that I had to get a 9 to 5 to make ends meet. But I’m still making between $40k-$50k doing appraisals on the side. Making 45k doing less than 2 appraisals per week doesn’t feel like a minimum wage job to me.
 
I am most definitely not leaving the office without FHA comps for a rural property. Just not going to happen. No wayyyyyy
And if you find conditions are not what you expect, do you hunt for more comps after you get back, or force the square comp into the round hole?

Never happened to me. But if it did, one good long driveway picture is as good as any other driveway picture. As a matter of fact i would google the roads first to see if you could see houses, or even an address. Why drive to see another driveway. You mean for the external influences like how many cows or deer do you see. You can see the area with an aerial view. Oh wait, i have to drive by every comp, which i do. But fannie can give a waiver or no drive by appraisal anytime. Somewhere there is a missing logical link to this, but not at this moment.
