That's how many times it took me to pass it a few years back. Congratulations. Now the bad news. There is less and less demand for live classes. I have taught the 7 hour course twice this year, both small classes. I doubt I will even have 1 15 hour course this year. Online courses are killing us, as well as the number of appraisers dropping out and letting their license expire.
However, I also do some work as an expert witness where the AQB Certification comes into play. And, I have also acted as an expert witness after review of many appraisers work when they have been accused of USPAP violations by the state. In Virginia that resulted in the state revising their regulations on who can sign an appraisal report. My task was to review the appraisers report of an appraisal for USPAP violations. The Attorney vhallenged the state regulation(there was none). In other cases I have testified before an Administrative Law Judge in North Dakota by telephone, and in other cases in many other states I have simply reviewed an appraisers reports for USPAP violations that were alleged. If there are any, that's what I say. If there are none, that's what I say. I have also reviewed the review done by a state of an appraisers appraisal reports where the reviewer stated there were multiple violations of USPAP. I found one minor violation that did not change the reliability or the credibility of the report(one of 3 reports) and it resulted in the appraiser not being sanctioned and her trainee being allowed to sit for the state exam. In all cases I am not an advocate for anything but for my own work. If that benefits someone, fine. If it does not, fine.
I mention all of this as another possible avenure for you to explore. Forensic review for major lenders, and fraud investigations are other possible avenues.
One last thing, there will likely be about 200 less AQB Certified USPAP Instructors than there has been unless about 200 take the recertification exam in the next few days.
