Well I finally did it. I passed my exam. Took me 4 trys, not proud of that and not bragging that it took 4 trys. I look forward to teaching. Any instructors out there who would want to give me heads up on what to expect please feel free to contact me.

regards

Hal

Congratulations Hal!!!!!!!!!!!!!

it's the perseverance you ought to be proud of ...

A good friend of mine took the bar exam three times before passing, and another friend took his big accountant one (not sure what it's called ... but to be a CPA) two times. Do you think any of their clients know (or care) about this?

I know I couldn't pass that exam...

Congrats! You should be proud that you passed. It is hard to hit a moving target!

Now to figure out how to make the class interesting....... Good Luck!

I believe you are in a club that consists of less than 0.02% of all appraisers. You should be proud Hal.

Hal,

That's how many times it took me to pass it a few years back. Congratulations. Now the bad news. There is less and less demand for live classes. I have taught the 7 hour course twice this year, both small classes. I doubt I will even have 1 15 hour course this year. Online courses are killing us, as well as the number of appraisers dropping out and letting their license expire.

However, I also do some work as an expert witness where the AQB Certification comes into play. And, I have also acted as an expert witness after review of many appraisers work when they have been accused of USPAP violations by the state. In Virginia that resulted in the state revising their regulations on who can sign an appraisal report. My task was to review the appraisers report of an appraisal for USPAP violations. The Attorney vhallenged the state regulation(there was none). In other cases I have testified before an Administrative Law Judge in North Dakota by telephone, and in other cases in many other states I have simply reviewed an appraisers reports for USPAP violations that were alleged. If there are any, that's what I say. If there are none, that's what I say. I have also reviewed the review done by a state of an appraisers appraisal reports where the reviewer stated there were multiple violations of USPAP. I found one minor violation that did not change the reliability or the credibility of the report(one of 3 reports) and it resulted in the appraiser not being sanctioned and her trainee being allowed to sit for the state exam. In all cases I am not an advocate for anything but for my own work. If that benefits someone, fine. If it does not, fine.

I mention all of this as another possible avenure for you to explore. Forensic review for major lenders, and fraud investigations are other possible avenues.

One last thing, there will likely be about 200 less AQB Certified USPAP Instructors than there has been unless about 200 take the recertification exam in the next few days.

Don't foregt to participate in TAF's USPAP Instructor Forum.

If I can ever assist, let me know.

Well you can add one more to the list...I caved in and recertified for one more cycle. I, too, had to take the class twice. Thank God for Danny Wiley...an instructor's instructor, he presented the course in a manner that I could understand. The on-line re-certification course went pretty smoothly...kinda boring actually as I prefer live instruction.

Am scheduled for a 7 and 15 hour next month. Want to bet the 15 hour gets canceled? Kaplan has three locations in Colorado and there was only one instructor unless I re-certified. Don't think she wanted to teach in all three locations. Thankfully, I don't need the work as the VA is still keeping me jumping.

It does look good on your resume. Colorado has started a remedial training program for those appraisers who have run afoul of the appraisal board. I think the state likes using those with a good knowledge of USPAP to act as review appraisers for that program. Have been getting a number of calls from those needing supervision.

It is a rather dwindling cadre and looks like it will be getting smaller rather than larger. Will be interested in seeing the numbers after the first of the month. It looked like about a 30% drop in the number of instructors.

I think The Appraisal Foundation aught to create a nice label pin for USPAP Instructors. I have shadow box with real estate pins I have worn. It includes: REALTOR, GRI, CRB, RAA, 25 year pin, 30 year pin, even an old IREA pin. Would like to add a AQB Certified USPAP Instructor pin. Anyone remember the NAR RAP pin? Have one of those too. REALTORS® Active in Politics pin. Was presented a sterling silver and torquoise REALTOR® pin by the ERA brokers of New Mexico...it needs some polishing!

Congratulations, hope you enjoy teaching.
