Finish my book on bank robbers in the area. Had it almost done and Covid killed the project. Write more articles for the Talbot Library and Museum. More there since my co-researcher and cousin who worked there suddenly died - only 62. Heart attack killed her. The old farm needs more work. Repairs to 2 barns, replant grass for the hay business. Fishing? Yep. I wanna do that. I only have 40 fishing rods plus a collection of antiques.

Sorry. I have not yet read the exposure draft, so I thought you were just asking a PAREA question. I did not realize it was also a question about the ED.

You may be right about your claim about everyone getting a CG. I had the choice and opted not to go that route. I had all the classes and experience, but I also knew that I didn't like that work nearly as much. So, I chose CR instead.

I don't think "everyone" will be able to pass the courses required for CG. In the classes I took, some really struggled with the math.
Yeah, I am not sure PAREA can pass a state exam. Maybe PAREA is immediate CG if you pass their course. Do you know?

I like single family working with VA. I don't like AMCs. I like commercial. I can go back if I want to. I like working with VA. It is very hard to do both commercial and single family as one man shop.

Take on a couple of trainees, and you could do both commercial and single family. You had a large group at one time. You could have done both commercial and single family.

I am pushing TAF @Francois K. Gregoire to keep pushing for separation of fees on single family. It is problem for the profession and public trust. It don't impact me because all I do is VA.

It impacts public trust and professionalism on fastest and cheapest.

It impacts fees. You know that for sure more than anybody on this forum.

You know Mike Orman that was president of NAIFA. He had large practice like you. He left the practice because of AMCs and commingling of fees.

You left a large practice for some reason.

Trust me VA fees may seem okay but they are not always great because you have to take the good with the bad most always.

If you were doing some appraisals on very complex single family for a private bank or CPA, lawyer or individual or other vs VA, you would get way more fee for the work required to complete the assignment competently.

I'll say you could probably get twice fee VA pays on some very complex single family properties. They are easy to work with though. They focus on competency and the vet. They don't focus on fastest and cheapest. They see it more from the borrower side than any other single family appraisal client. They don't care if the vet gets upset as long as the appraisal is solid.

They have skin in the game. They don't care if vet gets upset or lender.

They required no bailout.

TAF has absolutely nothing to do with TILA regs on the lenders. No control, no influence, no overlap in responsibilities. You might as well be asking the local plumber to push for regs requiring separation of fees in the disclosures.
