By the time we figure this nutty market out it will be over. Then will have to adapt to new norm of the next crazy.
 
Your appraisal in a crazy market is time stamped -Its worthless unless market continues to go up before it comes down. So grab all you can and in 2 years defend it : )
 

Factoring in the pandemic, the survey found that homebuyer regrets among millennials mainly fell into two categories: financial and physical.

The No. 1 financial regret among Americans is that they wish they had emergency savings," Hamrick said. "You know, you look around the house and it's just a series of things waiting to break."

Homebuyers should also go into a purchase with their eyes open, recognizing that maintenance will be required.

Finally, about 13% of homebuyers listed overpaying as one of their concerns, and 9% of homebuyers did not think their home was a good investment.

Thanks for posting that article @Evincere
i had read it awhile back but couldn’t find. I believe it’s important as Millennials had been on the sidelines in recent years because most wanted to be agile and able to relocate quickly. Now in 3-5 yrs when they wish to move they'll find themselves likely underwater. Is this a harbinger??
