I am currently working for an AMC as a staff appraiser doing desktop valuations. The appraisers in our department are getting paid close to nothing for each appraisal (as low as $14 ea.) Does anyone know if staff appraisers fall under the customary and reasonable fees requirements?

What's the high and the average pay for Desktop where you work?

No they dont but truth is neither do fee appraiser as there is no enforcement of C & R :) LMAO

you are essentially working on the AMC plantation. the AMC is making at least $100,000 on your work. how much are you going to make by the end of the year?

How many are completed per appraiser in the typical day?

Perhaps Helpful: HOW were you Titled when "employed" and also meaning when filing your Taxes ?? Employee or Independent Contractor, in lies aid to the answer.
Either Way... sad to work for such a Low Wage? Curious: Do you receive a Bonus ...if your Volume increases beyond your Peers? Paid E&O? Sick Pay? Paid Vaca? Work in an Office Environment with Clock in - Clock Out time card? And Can you DO other work besides (captured) for the AMC?

No--staff means not independent appraiser/contractor. They can pay you minimum wage and demand 30 reports per day and not break any laws.

However, why would anyone accept $14 for ANY appraisal? There is no way even a desktop short form report that meets USPAP can be done in under an hour. So these folks are willing to jump through all the hoops required to get an appraisal license...to literally make fast food wages and sell their soul to satan at the same time--because lets be honest, part of this gig is 100% must meet value every time, else you are gone.

To summarize, these folks:

Work for years to get license.
Deal with constant stress and value pressure.
To make fast food wages?

Come on, what are we missing here?

Its assembly line work worth at best $20 bucks an hour.

I have no idea how you can make a living doing that. Sounds like an awful existence and the polar opposite of why so many get in to appraising to begin with. And you hold the liability.

Unless these are cookie cutter with no adjustments necessary I could never crank out that kind of volume. Sounds like a recipe for garbage. I mean my agent/broker surveys, when necessary, take a ton of time. A GLA adjustment in this wacky market is not a 5 minute exercise either. Full disclosure I left appraising and only cherry pick easy ones for extra cash, but this nonsense is just another reason why this is not a viable long-term career for most.
