There still are a lot of issues with 3.6. I am finishing my first one. I am about 8 hours into in. (Townhome style condo). Looking for help on 3.6 is basically non existent with Total. They got rid of Neighborhood and replaced it with Market. Market can have 2 different meanings. This is going to cause a lot of confusion and lender conditions. The entire market section on the 3.6 is confusing and contradicts "Comparable search in neighborhood". They also got rid of the photo library. So if you want to look for an old report and the photos for it, good luck finding it on your hard drive. $500 for a "cookie cutter" report imo is still low. Fee's should double imo. Time for a change in our fees.

On contrary, I like it. Sometimes there's not enough sales in a neighborhood and a different market area needs to be considered to look at the trend.

Software needs to integrate past data from 2.6 to be used in 3.6. At least with Alamode, they need to do better.

Update, so Total has live Q&A for 1 hour everyday via web meeting. Learned a lot in 1 hour. There are many updates still coming to 3.6 that will clear out any bugs and things you can't currently do. I was mistaken with the photo library, will come in new update. I think once everyone get familiar with the new format, completion times will improve but I think they will still take longer than 2.6. Still warrants charging more. Time for us to get a pay raise. Only dumb MFrs will charge the same fee.

Why should we get more for typing a 400 point novel, verses using the uad machine. See fannie, i love you too.

I hope by Nov, Alamode will get its act together and get rid of the bugs and seamlessly convert 2.6 files to 3.6 files importing the relevant information to the new form including sketch.
Otherwise, it's a new day to shop for better competing appraisal software.

It's not just the extended typing time, it's extended data mining. In a few years the Cloud will have 1st hand data on 1/2 of the property in the US. Most of the data have absolutely NOTHING to do with value in my market.

Back in old days when I was doing my Master thesis in estimating house prices for a neighborhood, the confidence interval was too wide to make my model practical.
With all the data gathered from appraisers for Fannie Mae, I can see how supercomputer will have the standard error/deviation be even narrower to predict values.
Less need for human appraisers. Fannie willing to accept a level of risk tolerance interval for bad valuation/loans especially when US government will bail them out when things go awry.

Not happening. 2.6 and 3.6 are not compatible.

Is it too hard to merge older files and bring in information I want.
I always said Alamode should be in Silicon Valley since smarter tech workers here.
