If you can't amaze them with ability, baffle them with BS
Real appraisers know data like choosing comps can be manipulated and "misinterpreted".
So amaze them with what you can do with what you got.
 
The 1004MC is mostly art. So easily manipulated. Waste of time.
 
It's starts out as science until Fernando makes it into an artwork where the reader appreciates it.
Funny. At first I thought this was a post by somebody trying to poke fun at Fernando....then I realized that it WAS Fernando !!!!!!!!!!!!!!!!!

Serious note...
Its an art Based on iffy subjective data.
I see you being very competent in a very specific type of real property and/or geographical area with a specific type of real property as the art.
 
But science comes into play. It is both art and science to me.

 
I still had lender pressure me this week on coming in under contract price. I won't report them. They emailed me a couple of times with emails that would get them in trouble. I didn't change my story.

I appraised the property for price it was put on at exactly. Seller raised price like $12,000 to cover closing costs and I think buyer's agent commission. The selling agent even gave me comps and said this is where I priced it.

This is last look lender gave me in their last email on wanting me to change appraisal........................:cool:
