Asbestos Tile Shingles

Just a thought for your owner. You can not put regular shingles over this kind of a roof. One reason is they break all to he$$, the other is there is a possibility of a reaction between the two layers.

I have seen two of these reroofed in the past three years with the new metal roofing material. It cost more than a regular job but it is a lot cheaper that striping and disposal of the old shingles.
They work off a bucket truck to start with and use a ramset to put up 1"X 3" firring strips every 2' horizontally and then apply the metal roof over the fiiring. This leaves a dead air space and makes a very attractive roof that is goog for 75+ years.

1. Do you mean to tell us that if these tiles are asbestos based, you have market evidence that the house will sell for less?

2. How do you know the tiles contain asbestos?
 
Abestos shingles were very common for custom homes in the 1930s to 1950s in Arizona. They are still in good condition on most homes even after 50 to 70 years in the Arizona sun. But when they do start to crack and break, all the shingles have to be removed and new material installed. But some of those 50-70 year roofs still look like they might have another 50 years left!
 
I am going to put in my 2 cents. I have appraised a few houses with this type of siding on it. What I always do and suggest anyone else do is simple disclose that it MAY contain asbestoes. We are not trained in this area and to say anymore is beyond outr qualifications and training as an Appraiser. (I do the same as a home inspector) I put in a statement that if they are asbestoes it could affect the value and leave it at that.

If their is no apparent market data to support an adjustment then you have done you job. Just disclose that possiblity and leave the rest to the experts.
