An overhead door in a walk-out basement, facing out on a turf-ed backyard, does not a garage make.
Your advantage in this predicament is that there are many appraisers - a possible plurality - that are too lazy and/or don't want a time killing argument, so they'll just go ahead and call it a garage space for comparison/utility purposes in their report.
