I think "garage with a house built over it" pretty much sums it up.
 
Do you have a chart in M&S that details how much depreciation to attribute to functional and external obsolescence, or is it all physical?:)

Maybe I should have asked WTF would a client require a Cost Approach on a POS like that?:shrug:Woops, I see you added a payola comment.

I cannot make a determination as to what you have, without knowing if there is, or is not, a partion in the 'basement' and if there is inside access to the "basement" of the dwelling in the posted picture.
