This is one of the things on my list for this assignment
Ask for the appraiser that works the address/neighborhood. They may have some additional insight for you. Plus they'll be the one that can run the report for you. That's their job. Good luck!

Someone in the assessor's office certainly may help as a courtesy, but it is actually not their job to help private appraisers do research or complete an assignment

I wouldn't even attempt to bracket it. Waste of time. Tell them it's not bracketed as it could not be. This fact doesn't not negatively affect the credibility of this report.

With that hurdle out of the way. You just need to go about discovering how market participants valuing it. But if the lender asking you to bracket it must already be submitted and you figured this out.

If that's the case. Tell them, can't bracket. Won't bracket for bracketing sakes.

Best replacement properties used that represent the subject. They all happen to not have basements. You analyzed this feature......Since feature analyzed and noted/adjusted/not etc, it has been accounted for. The fact it was not possible to match this feature does not negatively affect the credibility of this report.

It definitely never hurts to charm someone into provided needed help....best of luck to you on this tough assignment!

If you work in the assessor's office, isn't your job to do property assessments for the government entity that you work for? or is it helping private appraisers do their appraisals>

Both and more. The information is public and very easily searched. We don't analyze, just provide data upon request.

There is a county that I perform fee assignments in. Realtors were not a big factor several years ago. Each quarter I would go to the assessor and get a printout of all sales for the county. Paid a nominal fee for printing. Very important data source and appraisers are tasked with researching all available data
