I am appraising a house with four bedrooms and four bathrooms. In order to gain access to a bathroom, you have to walk through a bedroom. Is this a functional obsolescence?

Not for that bedroom. Do you not have "Master baths" or private baths in your market. Or are you poorly describing something odd?

The only way to access any of the bathrooms is to go through one of the bedrooms. There is no hall access to a bathroom.

Are they all bedrooms or is one a den etc (regardless of how its used presently)? In any case it could be some degree of functional obsolescence, not to question your inspection are you sure you didn't miss a 1/2 bath? How old is the property you are appraising?

All are bedrooms and I am 100% absolutely sure there is not a half bath. I go over the entire floor plan with the homeowner before I leave. Built in 2000

This is a functional ob.
Does not sound like a big one though. Probably curable by adding half bath.

I agree. I have contacted a contractor for a half bath quote for my adjustment. Thank you

I recently had a half bath put in a larger closet for $1,500. Top notch plumber. I bought sink, vinyl flooring and commode

Are you sure one of the bathrooms did not have another door opening to a hall ? If not, mild funct obs but I would not call for a cost to cure, there are plenty of bathrooms each bedroom is served by a bath, if a guest is over they have to walk through a bedroom I'd just mention it nothing more than that. If similar models are 4 bed 4 bath by same builder built same time they likely have similar issue.
