it would be cheaper than adding a half bath! If any of the baths have a wall adjacent to hall or common room low cost to put a door in it. I bet one of the baths has a second door to a common area and perhaps it was not noticed...(i've missed stuff on inspections/ had to go back or call owner to verify).

It seems unlikely a home built in 2000 has four baths without one of them having access to a common area. or hall- though it is possible )
 
Four bedroom suites. Guests can just ask where the bathroom is.

A bit of FO but not even adjustable (not measurable in the market.)
 
Maybe the divorce rate would be lower if every master bedroom had two bathrooms instead of (typically) a shared one...
 
I think the FO is quite significant. A large house lends itself to people who entertain, not just put people in bedrooms.

To have large gatherings where guest need to go through private areas to use a bathroom is textbook FO. Way more than the cost to cure IMO.

If they like to entertain, how likely is is that folks in all 4 bedrooms would be sleeping and adverse to someone walking through to a bathroom while the crowd is entertained? With 4 baths at least one should be accessible without bothering any one until the host(s) shut the party down.
 
Large houses cost a lot, half baths cost a little. How can this be a significant FO?

Umm w/o half bath you don't think that house takes a semi-significant hit? As in several multiples of a half bath cost? I do. W/O the half this house would be a white elephant in my market.

I am surprised you are not familiar with public and private areas of a house. That is a significant element of an efficient floor plan.
