I am surprised you are not familiar with public and private areas of a house. That is a significant element of an efficient floor plan.

Goodness gracious! Interesting situation but I'm surprised you're not familiar with the Cost Approach as the FO couldn't exceed "cost to cure."
 
Sometimes I don't even adjust for half baths (powder rooms,) A 3 and 2 single level vs a vs a 3 and 2.1 two-level with half bath downstairs - no adjustment.

I didn't say lack of a place for a guest to take a dump doesn't have a bit of FO, but it's almost always curable and the cost to cure disappears in market noise and other more important elements of comparison. Are you saying you just automatically make an adjustment because you feel like it?

When the party is on, its all public unless the door is closed> I'm surprised you don't know entertainment protocol...

Adjustment because I feel like it in this example, you've got to be kidding and need to get out more. On your next few appraisals of sales do query the agents regarding this floor plan and see the reactions you got. I seriously doubt that you get one that says, hmmf-no big deal.

If they are entertaining, drug use in a small hall accessible 1/2 bath is such a drain on the buzz. Private baths and an adjacent bedroom is obviously preferable for "entertaining". Gossipy women would enjoy the separation from inquiring ears outside the hall 1/2 bath.:clapping:

use the litter box...guests at parties get a diapers to wear

Sure this must be an eclectic design feature that I'm not familiar with. I guess floor plans that make sense is a cookie cutter to you.

Have you ever seen this layout before? There might be a reason.
