Allot of the RE brokers in my market include sketches with living area (but not exterior the exterior dimensions), I assume there primary target would be those that want to do these. It would not be bad for someone seeking a trainee job I suppose. It is possible it becomes part of a hybrid appraisal product, I suppose.

I wonder how many appraisers had anything beyond minimal training in measuring houses, condos, etc.
I just recall being told to measure around the outside. Maybe make sure it squares off. At least I started on easy 1 story houses.
One time early on my mentor looked at my sketch and said is that bump out a fireplace chimney? It doesn't count.

never heard of it. the classes say they are approved for CE in certain states

Actually there are 2 7 hour courses required and both are eligible for 7 hours CE in most states.

I've talked to some local agents about taking their listing photos and offering a sketch of the property as well. Most said 150-175 would be as high as they would go.

Home inspector may actually have less operating cost, plus GEO-Competence is not a real issue like ours is...

So start a company offering RE Appraisals, Home measuring, Home Inspection, Property Management, ---There is gold out there to be had.

Big benefit of these other skills is you could market directly to Realtor. I got about 5,000-6000 Realtors in my area.

it's not an easy task to start up a company and get clients. a lot of posters on here are established appriasers and they still have problems finding clients.

in ohio there is no licensing for home inspectors. you wake up one morning, spend $10 online to get business cards and POOF! you are a home inspector. i know a few good ones and they all tell me the same thing - if you are not "in good" with a lot of agents your business will not succeed.

It depends I would not be a good architect with that being said my sketches are minimal but suitable for most appraisals. But on complex properties or things with weird designs I often employ a friend who is architecturally trained and I have a nephew who is an-architect and have brought him a few times on real complex stuff- The last one he did with me was a 9,000 Sq.Ft. Custom Home with turrets-round rooms and weird angles. I charged $800.00 for the appraisal and was happy to pay him $200.00 to draw the sketch and floor plan.

Anyone with a desire and some youthful energy can get going in a business. It takes capital to survive the time it takes to get it up and running. I am not a naysayer. Yes business fail, especially small business. The SBA can give you all kinds of data on failures and successes. With Risk comes reward. With smart thinking and market study and Hard work plus sacrifice people can succeed. Have you never watched 'Shark Tank'.

I taught that course in Basic Real Estate Appraisal. Text was both the AI text as well as Fundamental of Real Estate Appraisal, and have taught the use of the ANSI Standard with permission of and purchase of the ANSI Standard from the NAHB. Would be interesting to know how they handle local custom(s) in such measurements.
