Read all the comments here but none addressed the first question that popped out at me when I read the post.......why do we need the class?
For residential appraising, why do we need a sketch and why do we need to know the GLA? Because that is an important aspect as to how a buyer and seller come up with a sales price, therefore, how we come up with a value. So to break it down, if you think about it, we don’t need to know more than a typical buyer and seller. We just need to have a uniform way of measuring so if there is a discrepancy (with buyer, seller or public records) we can defend our work.
Of course, more accurate measurements are needed for the cost approach but since we generally use the Marshall &Swift cost handbook, our expertise should be enough.
