Bella piazza condo davenport

I went there today. The ladies in the sales office were nice and friendly. This is not a condo hotel but it looks like a ghost town. I counted 6 cars in the whole project and 2 were in front of the sales office. They have supposedly sold 122 units so where are all the cars or do people just walk up and down highway 27. BTW I expect my phone to start ringing 5 minutes after I send out my report.

There were more links but this sums it up that it is a Condo/Hotel. When I do these appraisals I put in the appraisal on pages 1 and 2 in the descriptions that they are condo/hotels. Describe them for what they are and let underwriting decide what to do with them. As a side note I see you like Darth Vader. I took my son to Disney Hollywood Studios this past Saturday. Every weekend in June the 501st Storm Troopers hold a Star Wars event.

They are zoned for short term rental and that is in my report. Short term rental is common for that area. A majority of the subdivisions are as well. A condo hotel is something like Bahama Bay (right around the corner to the east)where you cant live there year round.
Bella has no front desk, no advertising of daily rentals, and per county zoning not a condo hotel. Trust me I drove and walked around the whole place for an hour with my cell phone service going in and out per every step I took.
Short term rental does not make it a condo-hotel.
 
Be sure you said more than just the fact it is zoned "Short Term Rental." Thoroughly describe the rental process. Make sure you mention if it is rented on a daily basis, the fact it is in a resort area so that there can be no misunderstanding. Fannie Mae could well rule it is not eligible.
