TATs at an AMC are a HUUUUUUUUUGE driving force and usually the #1 thing they are concerned with

So true. A couple of years ago, the "regional manager" at one of the bigger AMCs told me it was nothing personal I wasn't getting any orders but that other "appraisers" had lower TAT. And that they were trying to increase market share.

When I asked about the quality of these awful reports they were receiving, the answer I got was, "Quality is secondary. Well, at least she was honest”.

zillow is a royal pain in my behind. every owner thinks there house is worth so much more because of them. lately, i tell the owner that zillow throws darts at a board to get a number. truth

I just tell them they are a real estate company now and a way to get you to list with them is to have the highest perceived sales price.
