Ask this guy if a solid report helped him:
I was sued over a report that was inspected and reported 4 days after the property transferred to the buyer. Bank forgot to order the appraisal and did not realize it until closing. The deed (recorded and stamped) was in my report yet they claimed to have "relied upon" it. Did it stop a 2 year process through the federal court system? Nope.

I understand what you're saying. I think they're a blight as well. My point is that is untenable ground to say they're stealing when appraisers agree to the fees...
IMO- skimming ($$$$$) off the top, because the system was set up that way when the AMC was allowed a takeover (the Broker) position when all that was needed was Licensing. Prior to 2010, never "Bid" on residential work and had a client base across the USA, that was developed over a 20+ year period, that was a lot of work/time .

As mentioned - I understood what he was saying. I just wouldn't call it 'stealing' per se, as the appraiser(s) agree to the fees. Some of the AMC margins I see and hear about are disgusting, but they're legal. Stealing is illegal.
 
New AMC requirement of panel appraisers: "All panel members must have an active Signal account so that we may more efficiently convey critical targets and "preferred" addendum commentary to our partners." (in crime)

Signal is an encrypted messaging app. The sender sets all rules. They can prevent you from editing, saving; forwarding etc etc messages. They control completely who can be added or deleted to the recipient's.

One thing they can't do is stop you from doing is photographing the message with a seperate camera.

I understand what you're driving at but,

Skimming is a type of white-collar crime that involves a person taking value off of the top of a certain transaction. To skim is to take “a little off of the top.” When this is done on large transactions or on a lot of small transactions, the amount of money involved can result in misdemeanor or felony charges.

Skimming is illegal. Margins are not - at this point in time.

And, as Bezos knows, all can be deleted leaving no evidence to be used against.
