Yikes, maybe a long time ago. But then the poster used it, not necessarily the lender. With lender your just taken off the approved list.
 
The more people you know at the lender's, the safer you are. I recently asked a office manager to take appraisers off the list. They agreed there was to many, some bad to. But then, i know people up the chain, to go as far as i need for whatever.
You AMC plantation workers, one value picker is a good as the other, and the cheaper the better.

In my favorite AMC, I was surprise people there knew my name. I think it's favorable since they seem to be happy with my values.

Easy to hit the number and keep clients happy with appraisal ethics like this.
