Kim, we have to push back. Call the bank compliance order and tell them what happened and that is a violation of Dodd Frank. And yes, complain to the state board of RE (not the MLS board). There is a realtor code of ethics and there is a clause in Dodd Frank prohibiting a party with an interest in a transaction trying to influence loan outcome.
 
Just out of curiosity..

How far away from the sale price was the value?

Were there any sales concessions?

Was the sale price in the range of adjusted sale prices on the grid?

Did the agent provide the sales she used to price the property?

Is this new construction?
 
Jgrant.....I'm tired..........so tired of fighting. I've filed complaints with the office of the comptroller of the currency against PNC bank.....to no avail. I write state reps to pass the dang Michigan AMC legislation....to no avail. My democratic state rep just flipped sides before the election 2 weeks ago and became a republican and was reprimanded (but not censored) by a city prosecutor. I've spoken to my local MLS baord about getting Realtors to enter semi correct MLS data....to no avail.
I'm tired....****ed....and want out of this BS profession if I only could afford it.
 
I feel your pain, Kim! Just take it a day at a time...what really bugs me is when appraisers stick up for realtors over other appraisers...are the random few referrels worth it?

Wow. Which appraisers...let me guess...the ones that came in low on a SC price? How can the realtor deny them access...doesn't the buyer have a say in this? The seller in a contract agrees to allow home inspectors and appraiser etc into the property and the buyer pays for the appraisal and engages the lender who chooses the appraiser...would love to see one of the borrowers sue the Realtor up the kazoo for denying access to an appraiser of a lender buyer chose...eventually it will happen but not soon enough.

I am not an active filing of complaints but if a realtor barred me from entering the property, I would fine a complaint against them. Are appraisers just being wimps and letting this happen without any follow up at all?
 
File a complaint with the state Realtor board

If they used the word "blacklist" then complaining to both the local (or if they have too much influence locally, the state) Realtor board is appropriate action. Nip it in the bud as quickly as possible.

Yes, and USPAP specifically recognizes it.

It might not be the result you are expecting there Grant. It would be a very interesting case.
 
4%; No; Yes; No; Yes. This was a spec home and was not listed with a Broker. Did not appear in MLS. Sold for full price. Don't know what type of representation Buyer received.
