BPO's in NJ

Well, if the banks need to move properties, they'll have to suffer with the increased cost of valuations. What the Hell is the problem anyway....the properties are worth anywhere from 50k to 500k and they're worried about a few hundred bucks! Yeah, and maybe now they'll actually get a valid report. By the way, where are you located? I'm in the Cherry Hill area...maybe we could get together for lunch on an off day.

You have this exactly right. All the best with this. I may also be at the April meeting. If not then, I am about to become a very active loudmouth at these gatherings. The Board does not even have a published email address. One has to call the Board. I called to file a complaint, and my call was actually routed to a different AGENCY.
 
Don't get me started on how hard they make it to communicate with them. Call them on six different occasions with the exact same question and you'll get six different answers - all wrong!
 
Now would be a great time, with all of the issues facing the industry, for NJ appraisers to really get involved with matters of the Board. They are a SLOW MOVING bureaucracy. If they saw a thousand faces peering back at them at meetings, all with complaints and very loud mouths, I guarantee that you would see results QUICKLY.

I am planning on making sure my schedule is clear for meeting dates.
At the very least,

1.) PLEASE pick up your phone and CALL THEM AT 1-973-504-6480 and get a contact email address. Tell the person who answers that, AS A NJ APPRAISER, YOU ARE APPALLED AT WHAT HAS BEEN ALLOWED TO HAPPEN TO THE APPRAISAL PROFESSION. Repeat the same things to the person or department that you are forwarded to. (Ask them why they don't have a dedicated email address......)

2.) Mention legitimate concerns, like UNREGULATED AMC's, UNDUE PRESSURE FROM AMC's for everything from price, turn-around time and value, PRICE FIXING AMC's, ILLEGAL BPO'S, and others. ASK THEM FOR MORE DETAILS FROM THE MEETING MINUTES ON WHAT IS BEING DONE ABOUT THE NUMEROUS PROBLEMS FACING THE INDUSTRY.

3.) please prepare an email or even a snail mail letter with the same points, and make sure to send it to them.

I have done all these things.....if a thousand NJ people did the same this week, I think they might get a very meaningful message......

Perhaps we should form a committee on the unlicensed practice of appraisal in N.J. We could share BPO info and samples, coordinate and follow up on complaints about BPO providers, lobby for additional BPO regulation and have a represenative at each commission meeting.
 
I just did some cross checking of Board members who also may hold a broker/realtor license.

There appear to be three who hold both licenses and sit on the board.

Barry J. Krauser - Broker in Parsippany

John A McCann - Broker in Sea Isle City

Denise M. Siegel - Realtor in Sea Isle City

I wonder what they think of the BPO issue.
 
John McCann is a well known professional, I doubt that he approves of BPO's. Denise Sigel is an active appraisal educator, I'll bet that she wouldn't consider a BPO an appropriate appraisal substitute.
 
what are the meeting dates for the next few months ? I suppose the hardworking board members take the summer off...
