If it is only up to the appraiser, then why did they post it on the bulletin board? Obviously, none of us have seen it.

When people post a question, they get responses, which can lead them to think or reevaluate—and they can choose who to listen to or who to ignore. (or ignore all of it if they choose to ).

The O.P. posted it on here to see what others say and then the O.P. will make their determination, so as I said, it's only the appraiser that will decide, just because the posed a question on this board, doesn't take away from the point that they are going to pull the trigger on whatever they decide to do.

IMO (in my opinion) basically it was my opinion, regarding proving/supporting the "Lived In" question.

"So are appraisers lawyers now".......I did not say they were OR we are, but....how would one answer that question to the Lender?

You stated, "IMO- you would be hard pressed to prove it was never lived in."

Again, as an appraiser I verify, I do NOT prove anything, lawyers have to "prove" things, a way to answer the lender if the property has been lived in is to simply have the lender ask the borrower if they are aware that the property was every previously occupied, we as appraisers can also ask, now you're stating "regarding proving/supporting the "Lived In" question" you added the supporting, to me, just my opinion, I am verifying, I am not proving, I am not "supporting" the previous occupancy of a property, I support other things in the appraisal report, again, just my opinion, that as an appraiser, I am not proving things, I am verifying, reporting and supporting. I am not Columbo, I'm an appraiser.

Very nice house sir....I'll have the report done in a couple of days. Oh, one more thing.....has this house ever been lived in?
